Ce r\u00e9gime est souvent plus int\u00e9ressant que le r\u00e9gime g\u00e9n\u00e9ral.<\/p>\n<p>Valoxy, cabinet d&rsquo;expertise comptable dans les Hauts de France,\u00a0 fait un point.<\/p>\n<div id=\"intro\" class=\"sp-entete-etape fr-mb-6w\" aria-hidden=\"false\">\n<p class=\"fr-text--lg\">Le contribuable qui poss\u00e8de un appartement ou une maison qu&rsquo;il loue vide (non meubl\u00e9) et souhaite d\u00e9clarer les loyers qu&rsquo;il a per\u00e7us les voit imposables dans la cat\u00e9gorie des revenus fonciers. Les r\u00e8gles diff\u00e8rent selon que le montant annuel de ses revenus fonciers est inf\u00e9rieur ou sup\u00e9rieur \u00e0 <span class=\"sp-prix\">15 000\u00a0\u20ac<\/span>.<\/p>\n<\/div>\n<div id=\"expired\" aria-hidden=\"false\">\n<div class=\"fr-my-6w fr-tabs\" data-fr-js-tabs-group=\"true\">\n<div id=\"main-tabs-situation-content-1\" class=\"fr-tabs__panel fr-tabs__panel--selected\" role=\"tabpanel\" aria-labelledby=\"main-tabs-situation-tab-1\" data-fr-js-tab-panel=\"true\">\n<h4 class=\"fr-sr-only\" tabindex=\"-1\" data-id=\"sr-only-focusable\">Moins de 15 000 \u20ac<\/h4>\n<p class=\"fr-sr-only\" tabindex=\"-1\" data-id=\"sr-only-focusable\">Ses revenus locatifs sont soumis \u00e0 l&rsquo;imp\u00f4t sur le revenu. Il devra les d\u00e9clarer, et sera soumis \u00a0automatiquement au <strong>r\u00e9gime micro-foncier<\/strong>. Ce r\u00e9gime\u00a0 donne droit \u00e0 un <span class=\"tool-tip\" tabindex=\"0\" title=\"\" data-toggle=\"tooltip\" data-definition=\"R47251\" data-original-title=\"D\u00e9duction appliqu\u00e9e sur un montant donn\u00e9 et qui permet au contribuable de ne pas \u00eatre imposable sur une partie des revenus d\u00e9clar\u00e9s au cours d'une ann\u00e9e fiscale. Cet abattement int\u00e8gre les charges de l'entreprise : charges sociales, salaires, loyers de location notamment. Les taux de cet abattement diff\u00e8rent en fonction de l'activit\u00e9 exerc\u00e9e par l'entreprise.\">abattement forfaitaire <\/span>de <span class=\"sp-prix\">30\u00a0%<\/span>. Il lui permet de d\u00e9duire un grand nombre de charges (travaux, int\u00e9r\u00eats d&#8217;emprunt, assurance, etc.).<\/p>\n<\/div>\n<\/div>\n<\/div>\n<p><strong>Bon \u00e0 savoir :\u00a0 la limite des 15 000 \u20ac se calcule annuellement. Elle n\u2019a pas \u00e0 \u00eatre proratis\u00e9e si le contribuable commence ses locations en cours d\u2019ann\u00e9e. Attention cependant, on ne peut pas b\u00e9n\u00e9ficier du micro foncier pour les locations meubl\u00e9es, ni pour\u00a0 certains r\u00e9gimes d\u00e9rogatoires tels que Besson, Borloo, ou Robien.<\/strong><\/p>\n<p>Par exception, ce r\u00e9gime est cumulable avec les dispositifs Pinel, Duflot, Scellier (sous conditions) et Malraux nouveaux. Il suffit pour cela de porter le montant des loyers sur la d\u00e9claration 2042 page 3 case 4BE. Ce r\u00e9gime n\u2019a donc d&rsquo;int\u00e9r\u00eat que si les travaux ne d\u00e9passent pas 30 % des loyers per\u00e7us.<\/p>\n<p>Pour rappel, les revenus fonciers sont soumis aux pr\u00e9l\u00e8vements sociaux (17,20% en 2021), ainsi qu\u2019au taux marginal d\u2019imposition sur les revenus.<\/p>\n<p>Cet article vous a int\u00e9ress\u00e9 ?
